Baanseek.co ("Baanseek", "we", "us", or "our") is a prototype conversational assistant that helps people search for and evaluate residential property options in Bangkok. This document has two parts: Part A sets out the Terms of Use that govern your use of this website and the services made available through it; Part B is our Privacy Policy, describing what personal data we collect, why, and what rights you have over it under Thai law. By using this site, you agree to Part A; where we process your personal data, Part B explains the basis on which we do so.
Part A — Terms of Use
A.1 Acceptance of these Terms
By accessing or using Baanseek.co, you agree to be bound by these Terms of Use. If you do not agree to these Terms, please do not use this site. We may update these Terms from time to time as described in Section A.12 below; continued use of the site after an update takes effect constitutes your acceptance of the revised Terms.
A.2 About this service
Baanseek.co is a platform which uses conversational assistant to help you describe what you are looking for in a home — budget, area, transit access, lifestyle preferences, and similar factors — and, in response, suggests neighbourhoods and specific developments or listings that may match. Suggestions are generated by an agentic system; they are not a substitute for independent research, a site visit, or professional advice from a licensed real-estate agent, lawyer, or financial adviser, and we do not guarantee that any suggestion, description, or price shown is complete, current, or error-free.
A.3 Eligibility
This site is intended for general audiences and is not directed at children. If you are under the age of majority in your jurisdiction, you should only use this site with the involvement of a parent or guardian. We do not knowingly collect personal data from children; if we become aware that we have done so, we will take reasonable steps to delete it.
A.4 Acceptable use
You agree not to use this site to: (a) submit false, misleading, or fraudulent information, including in a "Request a viewing" submission; (b) attempt to probe, scan, or test the vulnerability of the site or any related system, or to circumvent any security or authentication mechanism, except as permitted under a separate, explicit authorisation; (c) interfere with or disrupt the integrity or performance of the site; (d) use any automated means (including bots, scrapers, or crawlers) to access the site in a manner that sends more request messages than a human could reasonably produce in the same period, without our prior written consent; or (e) use the site for any unlawful purpose, or in a way that infringes the rights of any third party.
A.5 Content you submit
Where you submit information to us — for example, through a chat query or a "Request a viewing" form — you confirm that the information is accurate to the best of your knowledge, and you grant us the right to use it for the purpose for which you provided it (responding to your query, or following up on your viewing request), as described further in Part B. Submitting a request through this site never triggers automated contact or booking — a person on our team reviews each submission, and no binding commitment is created on either side, before any follow-up occurs. Please do not include sensitive personal information — such as government ID or passport numbers, passwords, or payment card details — in a chat query; it is not needed for the assistant to help you, and Section B.7 explains how chat text is processed. As set out in Section A.6 below, the assistant's responses are automatically generated and may occasionally be inaccurate.
A.6 No professional advice; accuracy of recommendations
Nothing on this site constitutes real-estate, legal, financial, or investment advice. Property descriptions, price ranges, transit and amenity information, and any narrative explanation the assistant provides are generated from a mix of stored data and an automated language model, and may be incomplete, out of date, or, occasionally, inaccurate. You should independently verify any information material to a decision — including price, availability, and legal title — before acting on it, including before entering into any agreement in relation to a property referenced on this site. Where property information displayed on this site originates from a third-party source, we are not responsible for the accuracy or availability of that source.
A.7 Intellectual property
The site's design, text, graphics, and underlying software are owned by us or our licensors and are protected by applicable intellectual-property laws. You may use the site for your own personal, non-commercial purpose of searching for property; you may not copy, reproduce, republish, or create derivative works from the site's content or software without our prior written permission, except as expressly permitted by law.
A.8 Suspension and termination
We may suspend or restrict your access to the site, without prior notice, if we reasonably believe you have breached these Terms or that your use of the site poses a risk to us, other users, or any third party. You may stop using the site at any time; see Part B, Section B.9, for how to remove data associated with your browser.
A.9 Disclaimer of warranties
As a prototype, this site is provided "as is" and "as available", without warranties of any kind, whether express, implied, or statutory, including any implied warranty of merchantability, fitness for a particular purpose, or non-infringement, to the fullest extent permitted by applicable law. We do not warrant that the site will be uninterrupted, secure, or error-free, or that any defect will be corrected.
A.10 Limitation of liability
To the fullest extent permitted by applicable law, we will not be liable for any indirect, incidental, special, consequential, or exemplary damages, or for any loss of profits, revenue, data, or goodwill, arising out of or in connection with your use of, or inability to use, this site, or your reliance on any recommendation, description, or other content provided through it, even if we have been advised of the possibility of such damages. Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited under the laws of Thailand.
A.11 Governing law and jurisdiction
These Terms, and any dispute arising out of or in connection with them or your use of this site, are governed by the laws of Thailand. You agree to submit to the exclusive jurisdiction of the courts of Thailand in respect of any such dispute, without prejudice to any mandatory consumer-protection rights you may have under the law of your own place of residence.
A.12 Changes to these Terms
We may revise these Terms from time to time as this prototype develops. When we do, we will update the effective date at the top of this page. We encourage you to review this page periodically; material changes may also be surfaced through the cookie-and-privacy notice shown on this site.
Part B — Privacy Policy
B.1 Introduction and data controller
This Privacy Policy is written with reference to the structure and data-subject rights set out in Thailand's Personal Data Protection Act B.E. 2562 (2019) (the "PDPA"). For the purposes of the PDPA, Baanseek.co acts as the data controller in respect of the personal data described below: we determine the purposes and means of processing that data. This is a prototype-stage policy, describing our current, actual practices in plain language — it is not a claim of PDPA certification, and it has not undergone a formal third-party compliance audit. If you require a legally reviewed privacy policy for a production deployment, this document is the accurate starting point for that review.
B.2 Scope of this policy
This policy applies to personal data we process through your use of this website, including data collected automatically through cookies and similar technologies, data you submit through a form on this site, and data generated when you interact with our automated assistant. It does not apply to information collected by third-party sites you may reach through a link from this site, which are governed by their own privacy practices.
B.3 Personal data we collect
We collect the following categories of information:
- Anonymous session identifier. When you visit this site, we set a session cookie containing a randomly generated identifier. This identifier does not, by itself, identify you personally. As currently configured, this cookie lasts only for the duration of your browser session — it is cleared automatically when you fully close your browser, rather than persisting for a fixed number of days. It exists so the assistant can remember the preferences you have stated — budget, area, bedroom count, and similar requirements — across the turns of a single conversation.
- Browser storage. We use one entry in your browser's local storage to keep a cached identifier for your default shortlist or saved plan on this device, and a small number of entries in your browser's session storage to carry a search you have just typed between pages, and to keep track of your place within the current conversation. None of this data leaves your browser or is sent to any third party. Because access to a saved plan is ultimately authorised by the session cookie described above, a saved plan remains reachable for as long as that same browser session stays open; once you fully close your browser and a new anonymous session begins, a previously saved plan is no longer reachable through it, even though the local-storage entry itself may still be present on your device.
- Information you submit voluntarily. If you complete a "Request a viewing" form, we collect the name, contact number, email address, and any notes you choose to provide, so that our team can follow up with you directly about that property.
- Usage and analytics data. We record a limited set of first-party, in-house usage events — for example, that a search was run or a result card was clicked — associated with your anonymous session identifier, to help us understand which parts of the product are useful.
B.4 How and why we use your information
We use the information described above for the following purposes, and on the following legal bases recognised under the PDPA: (a) to operate the assistant and remember your search preferences within a conversation, which is necessary for the performance of the service you are requesting; (b) to follow up on a viewing request you have submitted, which is necessary to take steps at your request prior to, or in connection with, a possible arrangement; and (c) to understand product usage and improve product recommendations, which we consider a legitimate interest that is not overridden by your fundamental rights and freedoms, balanced against the limited, non-identifying nature of the analytics data involved. Where a purpose is not covered by another lawful basis, we rely on your consent, such as the consent you give when you accept the cookie notice shown on this site.
B.5 Cookies and similar technologies
We use cookies and browser storage only to enable core features of this site, as described in Section B.3 above. No third-party advertising or tracking cookie is loaded on this site, and no analytics SDK from Google, Meta, or any other third party is used — every usage event we record is generated and stored by our own systems. You can control or delete cookies and browser storage through your browser's own settings at any time; see Section B.9 below for what happens when you do.
B.6 Automated processing
The recommendations you see are produced by an automated system that scores and ranks properties against the preferences you describe. This process shapes what is shown to you, but it does not produce a decision with a legal or similarly significant effect on you — for example, it does not decide whether you can rent or buy a property, or on what terms. You always remain free to disregard any suggestion the assistant makes.
B.7 Sharing and disclosure of your information
We do not sell your personal data, and we do not share what you type into the assistant with anyone outside this product for their own purposes. Information you submit through a "Request a viewing" form is used internally by our team to follow up with you and is not passed to any external marketing party.
To generate a response to what you type, we send that text to third-party artificial-intelligence service providers, who process it on our behalf to understand your request and prepare a response. These providers are not permitted to use the data we send them for their own purposes, including to train their own models, and do not retain it beyond what is necessary to provide the service to us.
Separately, we use a small number of other third-party infrastructure providers — for hosting, our database, and sending email — strictly to operate the service on our behalf; we do not permit any of them to use your data for their own independent purposes.
B.8 Data retention
Your anonymous session data is retained for a limited, rolling period tied to your ongoing use of the site, and is removed once that period lapses without further activity. Information submitted through a "Request a viewing" form is, as a prototype- stage practice, retained until it is manually removed rather than deleted on a fixed automatic schedule; see Section B.10 below for how to have it removed sooner. We intend to introduce a fixed retention schedule for this category of data as the product matures. Text you send to the assistant is additionally processed by the third-party AI providers described in Section B.7, on their own, generally short, retention terms — see that section for detail.
B.9 Clearing your data
Clearing your browser's cookies and site data for this domain — or simply fully closing your browser — removes your session cookie and resets your cookie-consent choice; clearing site data specifically also removes the cached plan identifier. Either way, the assistant starts fresh on your next visit, as though you were a first-time visitor. This does not remove information you have separately submitted through a "Request a viewing" form, since that information is held on our side rather than in your browser.
B.10 Your rights under the Personal Data Protection Act
Subject to the exceptions and conditions set out in the PDPA, you have the right to:
- be informed of how your personal data is collected and used, as set out in this policy;
- request access to, and a copy of, personal data we hold about you;
- request that we correct personal data that is inaccurate or incomplete;
- request the erasure or anonymisation of your personal data in certain circumstances;
- request that we restrict the processing of your personal data in certain circumstances;
- request the transfer of your personal data to another controller, where technically feasible;
- object to processing carried out on the basis of legitimate interest; and
- withdraw any consent you have given us at any time, without affecting processing carried out before the withdrawal.
You also have the right to lodge a complaint with the Office of the Personal Data Protection Committee of Thailand if you believe your personal data has been processed in a way that does not comply with the PDPA. You can exercise any of the rights above, or ask a question about how your personal data is handled, by emailing us at support@baanseek.co. If you have submitted a "Request a viewing" form, you can also raise it with our team when they follow up with you directly — every such submission, and every email to the address above, is reviewed by a real person who can act on your request.
B.11 Children's privacy
This site is not directed at children, and we do not knowingly collect personal data from children. If you believe a child has provided us with personal data, please let us know through the channel described in Section B.10 so that we can remove it.
B.12 Security
We apply reasonable technical and organisational measures appropriate to a prototype of this scale to protect the personal data we hold, including access controls on our database and encrypted connections between your browser and our servers. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
B.13 Changes to this Privacy Policy
We may update this Privacy Policy as this prototype develops and as our data practices change. When we do, we will update the effective date at the top of this page. We encourage you to review this page from time to time.
